01 / ROUGH CLEAN

Clear the site for finish work.

The heavy first pass, right after the trades pull out. We get the debris gone, the protection off, and the gross dust down — so the space is actually ready to be detailed instead of just swept.

02 / DETAIL PASS

Inspection-grade, room by room.

This is the pass that makes every other trade's work look finished. We work each room methodically — glass, fixtures, millwork, floors — to the standard your owner is going to judge the whole build by.

03 / FINAL TOUCH-UP

Walked, documented, signed off.

The post-punch-list pass, walked side by side with your superintendent. We close out every flagged item, photograph the result, and hand over a clean report — so the owner's walkthrough is a formality, not a surprise.

Beyond the three passes

Multi-family turnovers

Unit-by-unit schedules for developers and PMs, keyed to your leasing or closing dates. Common areas, amenities, and models included.

Window & glass restoration

Stucco, paint, adhesive, and hard-water spotting removed from glass and frames — inside and out — without scratching.

Floor care & sealing

Tile, natural stone, hardwood, and polished concrete cleaned, protected, and finished to spec before handover.

Pressure washing

Driveways, walkways, exterior flatwork, and lanais washed down so the exterior matches the finish inside.

Paint & overspray removal

Overspray, joint compound, and grout haze lifted from glass, hardware, tile, and finished surfaces.

Punch-list return visits

Scheduled return passes to close out late-flagged items or dress a home for a listing, event, or owner walkthrough.
